Listing Prep Checklist
The house needs to be 100% ready when I get there. That's how I give you the best photos possible. Here's everything to take care of before I arrive.

Before I arrive
- Have everything done before I get there, not during the shoot
- Tell me about any must-have shots or angles you want
- Fix the little things: peeling paint, loose door handles
- Replace any burnt-out light bulbs
- Open all curtains and blinds and clean the windows
- Crate or hide pets (garage is great) and put pet bowls and beds away
Exterior & yard
- Park vehicles on the street, out of the driveway
- Put the garbage cans away
- Sweep walkways, porches and patios
- Pull weeds and clean up flowerbeds
- Mow the lawn, trim shrubs and clear leaves
- Hide the garden hose and reel
- Clean and arrange patio furniture
- Put kids' toys and pet toys away
- Make sure the front door looks fresh (touch up paint if needed)
Kitchen
- Clear the countertops
- Take magnets, photos and papers off the fridge
- Hide the trash can
- Remove dish towels and small rugs
- Organize the pantry
Bathrooms
- Hide all personal hygiene items (shampoo, toothbrushes, brushes)
- Remove towels and small rugs
- Hide the trash cans
- Clear the vanities
Bedrooms
- Make all the beds
- Clear nightstands and dressers
- Organize closets
- Straighten all curtains
Living areas & throughout
- Sweep or mop floors and dust everything
- Put clutter away in drawers, closets or the garage
- Remove family photos and personal items
- Take out extra furniture so rooms feel bigger
- Hide visible cords (TV, cable, power)
- Keep fireplaces, built-ins and upgrades clean and unblocked
- Fluff pillows and fold throws
What I do
- ✓Adjust blinds and lighting for the best exposure
- ✓Close all toilet seats
- ✓Same-day delivery on photos
What I will not do
- ✗Move or rearrange furniture or other items
- ✗Move or hide cords (TV, cable, power)
- ✗Make beds, clean, dust or declutter
- ✗Move or handle pets or pet items
- ✗Touch personal hygiene items (shampoo, toothbrushes, brushes)
